What kind of coating system provides the strongest resistance to staining from hot tires on garage floors and parking decks?

A two -pack, solvent-based epoxy floor coating with good heat and chemical resistance should be able to resist hot tire pick- up, provided recommended surface preparation, proper mixing in correct ratio and recommended curing time were followed. A 100% solid, self-leveling floor coating like epoxy and polyspartic are the best floor coatings with excellent wear- resistance and hot-tire pick-up resistance. Those types of coatings require a well-trained and experienced applicator because mixing ratio are very important, as is the timing of application before the mixture reaches its pot life. Applying the coating which is nearing to its pot life will give poor mechanical bonding, resulting to adhesion failure. Novalac- type epoxies have good heat and chemical resistance. Two- pack polyspartics are moisture-intolerant until they cure, so no water should be present on the surface when the coating is applied.
