The real problem is the pull-off of the coating caused by hot tires. It's not just a staining problem. Those coating that profess excellent elongation are the most suspect products. Surface preparation of the concrete to the condition of CSP 3 or 4 is essential. The coating should be a synthetic, water-based epoxy with no VOCs or silicates.

The ONLY coating that I have seen hold up for longer than 5 years is a two-component aliphatic polyurethane, polyester type.
