On a parking deck with harsh exposure conditions—from road salts, frequent wetting, and freeze-thaw cycles, to some exterior weathering—what generic type of film-forming coating works best and why?

To withstand such harsh conditions, a heavy duty, UV-stable and elastomeric polyurethane system is required for parking decks. The heavy-duty, traffic-bearing polyurethane provides the durability and elastomeric capabilities required to take on the tough conditions.The elastomeric  polyurethanes are mostly applied in two layers, a base coat that provides the water- proofing protection, and a topcoat which protects the base membrane and provides skid resistance. Even if the right surface treatment is selected for a given project, problems can still result when the surface preparation and application are not executed correctly.
