Which factors are most important in selecting coatings for new concrete?

The most critical items are 1. the amount of time the installer has to install so the floor is ready when the space must be opened to use; 2. temperatures (surfaces and air) at the time of installation; 3. how the floor coating system looks when its installed; 4. performance after installation and 5.costs. These are the things that I have found to be the concerns of the GC's and the facility owners. If the floor coating system cannot be ready when it's needed, they typically look for some other system solution. Time, after all, is money, as the old adage goes. So fast set times become very critical in the real world.

This is a short but very tricky question. The most important factor is obviously 1) the owner’s needs. Here are some pertinent points the contractor should establish with the owner before recommending a coating: a. durability expected of the floor. b. chemical resistance needed. c. abrasion resistance needed. d. slip resistance expected. e. budget. 2) Time: Time restraints will determine if you need to use an efflorescence blocker so you don’t have to wait 28 days. Time to completion will also be an influence. 3) Moisture: What are the moisture vapor emissions? Do you need to apply moisture-stopping epoxy primer? 4) Climate: for obvious reasons.

Hmmm, first would be to typically wait 28 days. Then check the warranty and the MSDS exposure limits of the various coatings. Then  seek out specific applications of coating products where the conditions are like those to be coated. DMA sure covered the requirements! We must not forget to prepare the concrete and test for moisture vapor emissions.

The most important factors are intended use, type and level of traffic, chemical exposure, environmental exposure, impact, and thermal cycling. Desired and required level of texture is important. Other factors might include planned cleaning methods (realistic), desired appearance, moisture vapor content at time of coating,  size and layout of spaces, and turn-around requirements.
