How can I determine if my urban hospital building would benefit financially by installing a reflective roof coating on top of the current flat black roofing substrate?

From Darrell Smith of Brown Engineering Comoany on March 11, 2014:
Among the factors that need to be considered are the amount and condition of roof insulation present and the climate zone of your building. The insulation needs to be in good condition and not wet. If the insulation provides the thermal insulating (R) value that is recommended for the climate zone, then application of a reflective coating will be more beneficial in Climate Zones 1 through 4. In Climate Zones 5 through 7,  a more detailed analysis may be required for this determination.
