Material Selection Conference: The Effect of Permeance

As permeance of the film decreases, moisture trapped in wall systems can cause all sorts of damage, from biological growth to coating delamination. Here, moisture trying to escape from the wall has created blisters in exterior paint.

The conference program will be divided into two sessions, featuring panel discussions and presentations. The second class of the first session, “The Effect of Permeance on Exterior Wall Coating Performance,” will be conducted by Kevin J. Brown, technical director for KTA-Tator Inc.

Commercial building walls are commonly constructed of masonry and concrete (for example, concrete masonry units, cast-in-place and pre-cast). As additional coats of paint are applied to the exterior, the permeance (breathability) of the film decreases. As a result, in some climates, moisture becomes trapped within the wall assembly, wetting any in-fill insulation that is present, creating conditions that are conducive to the growth of mold, and eventually causing blistering and detachment of the film.

Modern Safety Techniques

To illustrate the process of determining the number of times a building can be repainted before a reduction in permeance may become problematic, the results of thermodynamic modeling of five identical buildings in five parts of the country will be presented. The locations modeled are Miami, Florida; Providence, Rhode Island; Colorado Springs, Colorado; Seattle, Washington; and Memphis, Tennessee.

  • Determine the relationship between the permeance of the coating and water content within the wall assembly;
  • Recognize the value of thermodynamic modeling (using WUFI-ORNL/IBP software in this case) when specifying coatings for use on building walls;
  • Recognize that the geographical location of a building will influence coating selection and the number of times the building can be repainted; and
  • Explain the long-term cost savings that can be realized by selecting the correct coating system for the geographical location.
