Amsterdam High-Rise Gets Intumescent Coating

Currently being constructed in the Overhoeks district of Amsterdam, the Y-Towers hotel and high-rise residential project was reported to recently receive an intumescent coating for improved fire protection.

For the two towers, officials selected Sherwin-Williams FIRETEX C69 epoxy blast primer to be applied to the structure’s beams, followed by FIRETEX FX6002 methacrylate intumescent coating and a topcoat of Acrolon 7300 polyurethane.

All the coatings were reportedly applied offsite. Alessio Ortolan, General Manager of Maeg Costruzioni SpA, the steel fabricator for the construction, told reporters that this method of delivery helps “to reduce the exposure, backlog and time delays associated with application on-site.”

“Through our partnership with Sherwin-Williams, the FX6002 system can be fully applied at the paint shop and moved onsite and installed within one day, enabling the construction to move at a quicker pace with fewer bottlenecks,” Ortolan added. “As a result, the quick curing of FX6002 should lead to less damage to the steel when moved, as we know beams will be fully cured when lifted onsite.”

In addition, the coating manufacturer reported that the coatings’ ultra-fast drying time and offsite application would help to reduce damage and minimize project costs and delays without forcing architects or owners to compromise on design.

“This project demanded the highest specification standards for skyscraper buildings. FX6002 is helping fabricators across Europe to offer high-quality passive fire protection, while also reducing bottlenecks and project costs,” said Valter Volta, Sherwin-Williams Regional Sales Manager for Southeast Europe.

“We are proud to have been involved to ensure the highest level of fire protection measures are in place where the lives of people and safety of property are at stake.”

Other projects in Europe utilizing Sherwin-William’s fire protection coatings include London’s The Shard, the Leadenhall Building (known as The Cheesegrater) and Azerbaijan’s Flame Towers.

About the Project

The development of Y Towers, reported to be one of Amsterdam’s most spectacular large-scale projects and to-be tallest buildings in the city, first broke ground in January 2020 after construction was made possible by a 460-million-euro ($527.1 million) investment from Hamburg-based real estate investment manager Union Investment.

Based in the Overhoeks district of the Dutch capital, once completed, the structures will tower 100-meters-high (roughly 328-feet-high) along the IJ waterfront next to the EYE Film Institute and A’DAM Tower. In total, both towers will encompass 106,000 square meters.

According to Union Investment, one of the 33-floor towers will house the Maritim Hotel Amsterdam. The hotel is reported to be a flagship congress and conference hotel for the award-winning German Maritim Group. It will include 579 rooms, a Skybar, conference center and event space. The other tower is slated to house almost 300 residential apartments.

“Apart from the inner-city waterside location, what makes Y-Towers special is the opportunity it gives us to carry out a hotel development project of this size and create a residential tower that is not subject to rent controls,” said Monika Gerdes, Head of the Value-Add Team at Union Investment Real Estate

Both structures have been designed by Team V Architecture and are expected to reach completion by 2023.

FIRETEX FX6002 Applied Elsewhere

Recently, The Sherwin-Williams Company announced that its fire protection intumescent coating system, FIRETEX FX6002, had been applied to a new landmark in Milan, Italy’s financial district.

Currently under construction, the UnipolSai Tower is slated to be the new headquarters for Italian insurance and banking group Unipol. Encompassing 31,000 square meters (about 333,681 square feet), once completed later this year, the tower will stand 26 stories high and is LEED Platinum certified to meet the highest environmental standards.

Once opened, Unipol expects to have up to 2,000 people working at the facility and knew that the steel structure would need to be properly protected in case of the event of a fire. For the project, experts from Sherwin-Williams selected its FIRETEX C69 Epoxy blast primer and FIRETEX FX6002 methacrylate intumescent coating. The structure also received a topcoat of Acrolon 7300 polyurethane.

The specific coating was selected for its ability to offer up to 120 minutes of fire protection and long-term corrosion protection.

According to the press release, FIRETEX FX6002 was the winner of the 2021 Queen’s Award for Enterprise in the Innovation category. The company reports that the fire protective coatings can be applied offsite, directly to metal without the need for a primer or topcoat in some environments, enabling paint applicators to transport steelwork in a matter of hours rather than days—saving them time and fewer bottlenecks, as specified by the steel fabricator for the construction, MAEG Costruzioni Metalliche.

Sherwin adds that the coating’s super-fast drying times and offsite application further allows for greater expression of architectural design.
