Development Plans Released for PA Arena Site

The NHL’s Pittsburgh Penguins recently announced to this city the development plans for a 28-acre site that used to house the team’s former arena.

Plans for the mixed-use development include:

  • 1,420 units of housing;
  • 810,000 square feet of office space;
  • 190,000 square feet of retail (including a food hall);
  • 50,000 square feet of entertainment; and
  • A 220-room hotel.

The Plan

The team hired Wilmington, Delware-based real estate company Buccini/Pollin Group to develop the office space and commercial aspects, including the anticipated 50,000-square-foot music venue.

Pittsburgh-based Intergen, a minority-owned developer led by KBK Enterprises, has also been tapped to take the lead on the two pieces of housing, the first of which is to be the lead the beginning stages of construction that hopes to start this fall.

The vision also includes about four acres of green space (the city required three), as well as kiosks and room for food trucks.

“We think this development will be the center of energy for the region,” said David Morehouse, Penguins CEO and president.

Designing the office and commercial spaces will be local architectural firm Gensler, which has handled a few projects in the city’s Downtown. Design for residential units will go to Michigan-based OHM Advisors.

Officials estimate that the product will create 4,000 construction jobs and about $25 million in annual tax revenues.

Under the team’s agreement with the public authorities that actually own the land, development must start on at least 6.45 acres by October 2020, or the team forfeits 20 percent of the parking revenue that’s currently generated by the site.

“We’re moving at breakneck speed right now,” Morehouse said. “We’re going to start construction. That’s the message. We’re ready to go."
