Rehab, Preservation Needed for VA House

The City of Waynesboro, Virginia, is seeking contractors for the rehabilitation and historic preservation of the John Crouse House.

The John Crouse House is a historic two-story brick home that dates back to the early 19th century. The building was owned by and named for John Crouse, a farmer who owned a large portion of the property around the Port Republic Road area. The city will be using funds from a Community Development Block Grant to help with the rehabilitation and repair of the structure, which is located on the City’s Greenway Trail.

Bids are due for this project by Oct. 16.

Scope of Work 

The awarded contractor is responsible for the rehabilitation and preservation of the structure. The project will involve various rehab and stabilization work, in addition to grading, drainage, selective demolition and other exterior improvements. This dwelling is presumed to contain hazardous lead-based paints and dust; therefore, the contractor is also responsible for following all specified regulations when removing these materials.

As part of the stabilization portion of this project, the contractor is responsible for the hand or power wire brushing of the metal roof to remove all loose or flaky debris. Once this preparation has been completed, the contractor will then repair and seal all pinhole leaks, using an approved sealing agent. Any other damaged areas of the roof are to be reshaped by wooden blocks and hammers, followed by a gentle pressure washing (1,250 SF) of the entire roof prior to priming.

After the roof has dried, the contractor is responsible for applying one coat of a rusty metal primer and two coats of a white, siliconized elastomeric roof coating system.

This project is expected to be completed within 90 days after the notice to proceed has been issued.

The owner-approved brand is Rust-Oleum or an approved equal.
