After looking at several solutions to potential condensation and thermal inefficiency within the building envelope, the team paired up with Tnemec Company Inc. and went with fluid-applied thermal break coating, Aerolon, to fix the problem. More than 500 gallons were used on the project.
Concrete surfaces were prepared and Series 971 Aerolon Acrylic was applied at 100 mils dry-film thickness. Series 971 was spray-applied 24 inches from the building envelope, on the top and bottom of each balcony.
At this thickness and length, Aerolon—which is water-based, low-VOC and qualified for LEED v4 projects—could help alleviate some of the concerns with thermal bridging.

Cold weather was a factor for this project, and some areas were addressed with Series 945 Aerolon Tape instead, where applicators were able to peel and stick Series 945 to the concrete balconies, even when the weather was too cold to spray-apply Series 971.
The building is now a completed high-rise of luxury apartments, priced between $800,000 and $4 million.
