$1B Twin Tower Development Coming to Hollywood

Developer MP Los Angeles recently released plans to construct a $1 billion, twin-tower complex for downtown Hollywood, marking the largest on-site affordable housing of any development in the history of the city.

Handel Architects, the firm behind the Millennium Tower in San Francisco, is serving as the architect on the project, which faced previous delays due to concerns over the presence of a possible earthquake fault.

Slated to replace 4.5 acres of parking lots on either side of Vine Street, Hollywood Center will feature glass-clad towers 45 and 36 stories tall, respectively, as well as 11-story-tall midrise buildings. All told, the complex will house 1,005 residential units, including 133 apartments for low-income seniors. The complex will also feature more than 30,000 square feet of street-level retail and restaurant space, as well as a pedestrian walkway.

According to Urbanize LA, the project’s design fulfills the architectural hopes of the Capitol Records Building's original architect, Louis Naidorf, who envisioned taller buildings surrounding the landmark structure.

A plaza situated closest to the Capitol Records Building will house areas named the Sinatra Lounge, the Beatles Garden and Nat King Cole Plaza. The west plaza will feature tiles that light up upon contact.

Those behind the project are striving for LEED Gold and ELDP certification; the latter distinction is geared toward faster processing times for projects budgeted at $100 million or more in the state of California.

Previously, development had been delayed due to a possible earthquake fault underneath the site. According to The Architects Newspaper, after an intensive geological and environmental review, which include peer review by third-party experts, it was found that the site is not on top of such a fault.

Construction is slated to begin in 2022.
