What’s the opportunity?

Roundhouse PBN, LLC is actively seeking a Project Manager/Estimator located in Warner Robbins, Georgia. The Project Manager/Estimator is responsible will own and manage all aspects of projects to include client relationships, schedules, budgets, and profitability through comprehensive project completion. As the Project Manager, you will collaborate with the Superintendent to develop, refine, and update project schedules to ensure all milestones are identified and tracked.

Additional duties:

  • Creates a project schedule in Primavera or Client Schedule Format
  • Establishes a budget in Deltek within 14 days of award Bid review, drawing review and on-site construction management
  • Manage the project and its development from beginning to end
  • Facilitate the definition of project scope, goals and deliverables
  • Manage every aspect of the development process including consultants, subcontractors, vendors, specialty contractors, budgets, and internal departments
  • Manage each phase of the project including entitlement, design-build, permitting, bidding, contracting, construction, billing, and project close out
  • Plan, schedule, and manage project timelines to see all deadlines are met
  • Present reports defining project progress, problems and solutions
  • Cost estimating
  • Quality control and assurance
  • Budget development, forecasting and management
  • Establish site office and communications
  • Tracks RFIs
  • Evaluates superintendents and QCs
  • Conducts pre-qualification and procurement activities (buyout) of subcontractors
  • Verify Superintendent’s 3-Week Look Ahead Schedule
  • Update and maintain budget in Deltek and Render project update report bi-weekly to General Manager
  • Perform cost and risk analysis and provide recommendations to management
  • Maintain open communication with field staff regarding all issues and work to resolutions
  • Assure that the estimates, including general conditions, are accurate, complete, and reflect the actual requirements of the project
  • Lead estimate preparation for assigned projects - Responsible for overall estimate completeness / accuracy
  • Prepare Estimate Action List for assigned projects; establish responsibilities for estimating team members; coordinate and supervise work
  • Direct and/or assist in preparation of project subcontractor / vendor list; update subcontractor / vendor database as necessary
  • Direct and / or assist in identifying, cultivating and attracting new subcontractors and vendors; develop, maintain and enhance relationships; demonstrate knowledge of subs in various trades and regions
  • Direct / assist w Prequalification of trade subcontractors and vendors for the local area offices
  • Prepare Interested Bidders Memo - Communicate packaging, pricing breakdown, alternates, etc. to bidders
  • Direct / Assist in the issue of bid invitations to subs / vendors - ensuring adequate bid coverage for each trade package (receipt of 3 bids minimum, 4 to 5 preferred); generate interest and get commitments on sub participation; obtain local participation to meet project needs
  • Direct / manage document distribution - Ensure complete inventory of documents; distribute plans, specifications and all other pertinent documents to subcontractors; ensure sub information needs are met
  • Lead pre-bid conferences and/or perform jobsite visits, as required
  • Prepare as necessary clear, properly formatted, conceptual and detailed take-offs for all CSI divisions
  • Verify subcontractor/vendor bonding capabilities and costs
  • Prepare or delegate preparation of Requests for Information / Request for clarification from project Architect, Engineer, owner or owner’s authorized representative
  • Analyze / scope subcontractor and vendor bids - Verify proper and complete scope; establish consistency between bids to allow evaluation of apparent low bidder; coordinate scope with other trade packages
  • Ensure that all work scope items from scope review are included in estimate
  • Assemble detailed general conditions estimates for review w General Manager and other upper management staff
  • Coordinate preparation and assembly of complete, well formatted estimate presentation
  • Lead and promote active and effective communication - Prepare team directory, meeting agendas, meeting minutes and other administrative tasks as required; proactively communicate information to project team members
  • Lead and manage bid day process on lump sum bid projects
  • Facilitate transition meetings with operations to ensure smooth transition of project to construction
